Dear Jordanelle Ridge Community,
As the summer begins to wind down and we look back on our new community and what has been accomplished so far this year, the Pod 20 Single Family Home and Townhome neighborhoods by Lennar are well underway and we have about 30 new homeowners in the community. So far, the community is looking great and we look forward to seeing it grow through the fall and winter and into next year.
Since many of you are new to the community, we also want to remind everyone that this community is a master-planned community that is governed by CC&Rs and Design Guidelines. There have been a lot of questions regarding the Design concept for the community as it pertains to exterior architecture and landscape designs. The concept is to blend the community with the surrounding natural environment of the high mountain desert by incorporating natural and open landscape designs. One way this is accomplished is by incorporating “native areas” into the residential landscapes which are areas that are hydro seeded with grasses, shrubs, and flowers that are found in the surrounding natural environment. Another way this is accomplished is by incorporating open fencing styles. Currently, all the landscaping installations are being done by the builders in the Lennar neighborhoods, but if you would like to make any modifications to your landscapes or home exteriors, those plans must be reviewed and approved by the Jordanelle Ridge Design Review Committee (JDRC) prior to making any changes. If you are planning to make any changes to the original design, please fill out our online design review request form linked here, Design Review Request Form.
As a reminder also, the HOA has a website and a resident portal available to all residents. The website is www.JRMHOA.com. We will post announcements and information on this website including some of the governing documents and other information about the community. Homeowners can access individual information about their HOA account by creating a resident portal at www.Smartwebs.com. Registration instructions are found HERE. The HOA is charging monthly assessments to all homeowners, but is not sending paper statements in the mail, so, you will want to make sure to register for the resident portal and get your account payment information set up as soon as possible so you don’t miss any payments.
As always, if you have any questions please reach out to the management team at the contact information below and we’ll be glad to help you.
Thanks,
Management Team
